The newly established Asset & Property Management organization has the ambition to create the best possible Workplace, by creating and facilitating locations, experiences and togetherness that bolster productivity at all worldwide sites we operate in.
Property Management has the overall responsibility to plan, lead and coordinate property management at all sites within the region. The team also secures adherence to applicable laws, legal requirements and permits and secures that all relevant legal inspections are made.
Right now we are looking for a Head of Property Management, who has the ability to understand and drive the property management, both engineering and maintenance part of the facility portfolio.
What you’ll do
In the role as Head of Property Management your main tasks - together with the team - is to be responsible for the engineering and property management in Sweden . Communication with customers regarding changes, plans and using their feedback to improve user satisfaction is of key importance. The role drives and improves engineering and maintenance strategies and standards, i.e. electrical distribution frameworks and safety directives, and challenges the suppliers to improve ways of working and processes to strengthen the delivery. The role handles updated data records for the services in needed systems as well as keeping control of expenses vs budget as a base for the improvement work.
The role is also responsible for the 10-year property maintenance and replacing plan, ensuring optimization by running maintenance by analyzing trends, technologies, risk management and proposing needed actions. The role supports the project organization of new establishments, rebuild, planned maintenance with needed competence and ensures a smooth hand-over between projects and property management organizations as well as is the business representative in the specification of the services in contracting with suppliers and customers.
You and your skills
Being part of a global team, the successful candidate will have leadership experience, at least 10 years, with proven good results. You have a broad spectrum of engineering and maintenance skills, i.e., building construction, electrical, HVAC, and fire protection and familiarity with maintenance optimization. You have excellent service skills and a high customer focus to be able to support the organization. On a personal side, you are a strong communicator who has proven ability to network and build trust, on all levels and across functions. You have strong business acumen and legal competence. You are open to new ideas, take initiative, and have high morals and integrity. Last but not least, you act as a role model, are action-oriented, show judgement, and can handle conflicts.
