WHO YOU ARE
You are motivated by leading and having an impact on people. That, and leading a development by taking decisions and being responsible for them, always with customers and communities in mind.
You have a good ​knowledge about Ingka Group internal processes, rules, templates and real estate procedures, such as PLM, Due Diligence and other instructions. You understand well the internal and external property development process and contributing to the business case creation up until internal approval (IRLP) to secure location, with input from internal and external stakeholders.
You have passion for project and people development and take pride in delivering on approved frames and developing high performing teams.
You also have knowledge and global experience, preferably Asia and Europe, of leading the plan and execute phase of IKEA Stores, large scale shopping centres and mixed-use projects and Real Estate development which enable risk and opportunity identification at early stage. Does this sound like you?
Additionally, you have:
· Knowledge about the joint market expansion plan and an understanding of how the results can be aligned and leveraged in collaboration with other IKEA departments.
· Ability to make decisions on investment mix, policy and asset allocation, match investments to objectives and balance risk against performance.
· Knowledge of how to identify and create opportunities when it comes to optimizing mixed-use development on vacant land.
· Sound judgment to make timely and effective decisions.
· Eye for new methods, digital systems and processes to improve performance.
· Ability to coordinate people and financial capital, material and (digital) information to maximize efficiency and performance.
A DAY IN YOUR LIFE WITH US
As a Development Manager at Ingka Centres you will drive, manage, control, support, enable and empower a group of Project Development Managers to ensure that development projects are realized within the Frames of the approved Investment Request as well as designed in line with the defined Meeting Place Concept with focus on the local customer and community needs and desires, are sustainable and cost-effective.
You will be ​responsible for creation of Investment Requests and follow-up, for effectively driving projects up to handover and closure of final accounts in cooperation with Ingka Centres, Real estate, Retail and all involved stakeholders. You will coach and challenge Project Development Managers and their direct project team members on their performance, including development projects realization within the frame of the approved Investment Requests and Meeting Place Concept, Centres Direction, Culture & Values, valid Company Rules and regulations.
Additionally, you will:
· Recruit and set up local organizations based on approved expansion plans and delivery needs.
· Inspire, manage and support Project Development Managers to deliver on their projects and targets by removing barriers and leveraging insights and learnings from other projects.
· Support Project Development Managers in identifying gaps in their professional and leadership capabilities and creating individual development plans as well as follows-up on it.
· Accumulate learnings from different development projects, identify areas of collective / specific needs and based on it provides recommendation for improvement to PDMs.
· Support Project Development Managers in reaching out for resources in other Ingka Centres Domains and Ingka functions for smooth development projects realization,
· Qualify the overall project organization and resource allocation. Facilitate interactions, collect, and share feedback with other Ingka Centres Domains and Ingka functions to continually improve how PDMs are supported.
In this role you will report to our Expansion & Development Manager, and be based in Malmö, Sweden, or Madrid, Spain, but focusing on our markets in India and China.

This role belongs to Expansion & Development domain, its purpose is ​to source, develop and establish meeting places that contribute to the expansion plans of IKEA Retail and drive visitation as well as steer towards optimizing the portfolio by investing in assets and divesting of assets.​
