About the job
The Group Real Estate & Development function is matrix partner to the country Real Estate & Development departments.

The Real Estate & Development Manager is responsible for all aspects of land acquisition and permitting of IKEA property sites and projects. Other job responsibilities include leading negotiations, contract definitions and management for the land purchase process until final deed occurs. The Real Estate & Development Manager is also responsible for all negotiations with public authorities and other competent stakeholders until all planning permits are obtained. Upon request, the Real Estate & Development Manager will provide support to the respective responsible functions in Property for the finalisation of permits and licences before opening.

About the assignment
As Real Estate & Development Manager, you will report to the Deputy Property Manager within Group Property and some of your assignments include:

-Define, develop and maintain internal strategies and processes for real estate/land acquisition and development for the IKEA Group
-Define risks in the real estate and development process and elaborating tools and strategies to minimize them
-Monitor thoroughly and regularly legislation of the countries which refers to planning and approving of big box retailing and shopping centres
-Keep close contact to IKEA Group Public Affairs to follow up all retail planning related activities at government level in the countries.
-Take immediate actions together with Public Affairs and the countries if changes are planned which will impact the IKEA business model
-Investigate different real estate and development opportunities to advance the IKEA business in restrictive planning environments
-Implement, maintain and improve the ?land-bank? strategy for the IKEA Group
-Evaluate potential new IKEA sites in respect of real estate and development issues
-Support the countries in their working relations with local authorities and communities and support them throughout the whole planning process
-Evaluate the quality of performance of the local real estate and development process
-Collect and share ?best practice? and good solutions (knowledge sharing)
-Develop and maintain effective working relationship with matrix partners in the countries, work closely with functional and business units leaders involved in the real estate and development business within IKEA
